Quick Improvements that Add a Lot of Value to your Home

Do you feel as though your home isn’t worth as much as it could be? On the flip side, it may be that you want to sell but want to maximize value where possible. Either way, there are a few things you need to be focusing on. Some of them can be found below

Fixing Superficial Defects

This probably isn’t going to be a clinching factor when it comes to your home’s sale, but at the end of the day, small problems can create the impression of your home being run down. Bigger issues, such as damp, should not be covered up either. Although it seems easy to do this and certainly beats doing a repair, you have to remember that when the survey is done, it’ll come back to haunt you at a later date. Look out for dripping taps, peeling paint and even moldy sealant.

The Front Door

First impressions are everything when trying to sell your home. Your front door will say a lot about the rest of your house too. If you cannot afford to replace your front door then you should at least give it a power wash. You should also give it a new coat of paint too. If you have a particularly old door then adding a new door knob could be an option, along with a new name plaque. Things like this can make a major difference to your home and it could make your property stand out from the crowd.

Declutter

Never underestimate the importance of having a clean and tidy room. Pay special attention to the rooms that are high-impact too. This could include the kitchen and the bathroom. If you notice that there is a lot of clutter then take the time to clear out as much as you can so you can set the stage for the sale of your home.

Heating Upgrades

Upgrading your home’s heating is another great thing to do. If you want to get the best result out of your heating upgrade then try and choose something that has a high energy-efficiency rating. If your current system is working fine but just needs a repair then one thing you can do is look into furnace repair. When you do, you will be able to cross a job off your list while adding a substantial amount of value to your home.

Lighting

If you are not at home then consider presetting the heating so that it comes on at a scheduled time. Potential buyers will want to know that your central heating works well and they will also want to feel comfortable within your home too. Good lighting is essential on a gray day so make sure you turn on all of the lamps in your home so it feels as homely as possible. It’s better for the viewing to take place during daylight if possible, but if you can’t do this then that isn’t a problem. Simply put more effort into lighting your home at night to balance things out.
